Konut sat\u0131\u015flar\u0131 y\u0131ll\u0131k bazda art\u0131\u015f g\u00f6sterirken, i\u015f yeri sat\u0131\u015flar\u0131nda ise s\u0131n\u0131rl\u0131 bir gerileme ya\u015fand\u0131. \u00d6zellikle ipotekli konut sat\u0131\u015flar\u0131nda g\u00f6r\u00fclen g\u00fc\u00e7l\u00fc art\u0131\u015f, konut piyasas\u0131nda finansman kanallar\u0131n\u0131n yeniden devreye girmeye ba\u015flad\u0131\u011f\u0131na i\u015faret etti. Buna kar\u015f\u0131l\u0131k ticari gayrimenkul taraf\u0131nda yat\u0131r\u0131m i\u015ftah\u0131n\u0131n daha temkinli seyretti\u011fi g\u00f6zlendi.<\/p>\n\n\n\n<p>T\u00fcrkiye genelinde konut sat\u0131\u015f say\u0131s\u0131 2026 y\u0131l\u0131 \u015fubat ay\u0131nda bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde <strong>5,9 artarak 124 bin 549<\/strong> oldu. B\u00f6ylece y\u0131l\u0131n ilk iki ay\u0131na bak\u0131ld\u0131\u011f\u0131nda toplam sat\u0131\u015f say\u0131s\u0131 <strong>236 bin 29<\/strong> seviyesine ula\u015ft\u0131. Bu d\u00f6nemde sat\u0131\u015flardaki y\u0131ll\u0131k art\u0131\u015f oran\u0131 y\u00fczde <strong>0,6<\/strong> olarak ger\u00e7ekle\u015fti.<\/p>\n\n\n\n<p><strong>KONUT P\u0130YASASINDA \u0130K\u0130NC\u0130 EL A\u011eIRLI\u011eI S\u00dcR\u00dcYOR<\/strong><\/p>\n\n\n\n<p>Konut sat\u0131\u015flar\u0131n\u0131n yap\u0131s\u0131na bak\u0131ld\u0131\u011f\u0131nda piyasada ikinci el konutlar\u0131n h\u00e2kimiyeti devam ediyor. \u015eubat ay\u0131nda ger\u00e7ekle\u015fen sat\u0131\u015flar\u0131n <strong>86 bin 764\u2019\u00fc ikinci el<\/strong>, <strong>37 bin 785\u2019i ise ilk el konut<\/strong> sat\u0131\u015flar\u0131ndan olu\u015ftu.<\/p>\n\n\n\n<p>Buna g\u00f6re toplam sat\u0131\u015flar i\u00e7inde:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>\u0130lk el konutlar\u0131n pay\u0131 %30,3<\/strong><\/li>\n\n\n\n<li><strong>\u0130kinci el konutlar\u0131n pay\u0131 %69,7<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Olarak ger\u00e7ekle\u015fti.<\/p>\n\n\n\n<p>\u0130lk el konut sat\u0131\u015flar\u0131 y\u0131ll\u0131k bazda <strong>%5,9 art\u0131\u015f<\/strong> g\u00f6sterirken ikinci el konut sat\u0131\u015flar\u0131 da <strong>%6,0 y\u00fckseldi<\/strong>. Bu tablo hem yeni konut \u00fcretiminin hem de mevcut konut stokunun piyasada al\u0131c\u0131 bulmaya devam etti\u011fini ortaya koyuyor.<\/p>\n\n\n\n<p>Y\u0131l\u0131n ilk iki ayl\u0131k d\u00f6nemine bak\u0131ld\u0131\u011f\u0131nda ilk el konut sat\u0131\u015flar\u0131n\u0131n <strong>71 bin 854<\/strong>, ikinci el konut sat\u0131\u015flar\u0131n\u0131n ise <strong>164 bin 175<\/strong> adet oldu\u011fu g\u00f6r\u00fcl\u00fcyor.<\/p>\n\n\n\n<p>Uzmanlara g\u00f6re ikinci el sat\u0131\u015flar\u0131n y\u00fcksek paya sahip olmas\u0131 birka\u00e7 temel nedene dayan\u0131yor. \u00d6ncelikle y\u00fcksek konut fiyatlar\u0131 nedeniyle t\u00fcketiciler daha uygun fiyatl\u0131 ikinci el konutlara y\u00f6neliyor. Ayr\u0131ca mevcut konutlar\u0131n lokasyon avantaj\u0131 ve h\u0131zl\u0131 teslim imk\u00e2n\u0131 da ikinci el sat\u0131\u015flar\u0131 destekliyor.<\/p>\n\n\n\n<p><strong>\u0130POTEKL\u0130 KONUT SATI\u015eLARINDA G\u00dc\u00c7L\u00dc SI\u00c7RAMA<\/strong><\/p>\n\n\n\n<p>\u015eubat ay\u0131n\u0131n en dikkat \u00e7ekici geli\u015fmesi ise ipotekli konut sat\u0131\u015flar\u0131nda ya\u015fanan g\u00fc\u00e7l\u00fc art\u0131\u015f oldu.<\/p>\n\n\n\n<p>T\u00fcrkiye genelinde <strong>ipotekli konut sat\u0131\u015flar\u0131 y\u00fczde 42,3 artarak 25 bin 35<\/strong> seviyesine y\u00fckseldi.<\/p>\n\n\n\n<p>Toplam sat\u0131\u015flar i\u00e7inde:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>\u0130potekli sat\u0131\u015flar\u0131n pay\u0131 %20,1<\/strong><\/li>\n\n\n\n<li><strong>Di\u011fer sat\u0131\u015flar\u0131n pay\u0131 %79,9<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Olarak ger\u00e7ekle\u015fti.<\/p>\n\n\n\n<p>Di\u011fer sat\u0131\u015flar ise ayn\u0131 d\u00f6nemde <strong>%0,5 azalarak 99 bin 514<\/strong> adet oldu.<\/p>\n\n\n\n<p>Y\u0131l\u0131n ilk iki ay\u0131nda ipotekli konut sat\u0131\u015flar\u0131 <strong>45 bin 298<\/strong> adet olurken, bu alanda <strong>%29\u2019luk art\u0131\u015f<\/strong> kaydedildi. Buna kar\u015f\u0131l\u0131k di\u011fer sat\u0131\u015flar <strong>%4,4 d\u00fc\u015f\u00fc\u015fle 190 bin 731<\/strong> adet oldu.<\/p>\n\n\n\n<p>Ekonomistler ipotekli sat\u0131\u015flardaki y\u00fckseli\u015fi birka\u00e7 fakt\u00f6re ba\u011fl\u0131yor. Bankalar\u0131n konut kredisi kampanyalar\u0131n\u0131 art\u0131rmas\u0131, faizlerde g\u00f6receli istikrar ve baz\u0131 b\u00f6lgelerde fiyatlar\u0131n al\u0131c\u0131 a\u00e7\u0131s\u0131ndan daha ula\u015f\u0131labilir hale gelmesi bu art\u0131\u015f\u0131n temel nedenleri aras\u0131nda g\u00f6steriliyor.<\/p>\n\n\n\n<p><strong>MEVS\u0130MSEL ETK\u0130LERDEN ARINDIRILMI\u015e VER\u0130LER NE S\u00d6YL\u00dcYOR?<\/strong><\/p>\n\n\n\n<p>Takvim etkilerinden ar\u0131nd\u0131r\u0131lm\u0131\u015f verilere bak\u0131ld\u0131\u011f\u0131nda konut piyasas\u0131nda y\u0131ll\u0131k bazda art\u0131\u015f e\u011filiminin devam etti\u011fi g\u00f6r\u00fcl\u00fcyor.<\/p>\n\n\n\n<p>Bu kapsamda:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u0130lk el konut sat\u0131\u015flar\u0131 <strong>%5,8 artt\u0131<\/strong><\/li>\n\n\n\n<li>\u0130kinci el konut sat\u0131\u015flar\u0131 <strong>%5,9 artt\u0131<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Mevsim ve takvim etkilerinden ar\u0131nd\u0131r\u0131lm\u0131\u015f ayl\u0131k verilere g\u00f6re ise:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u0130lk el sat\u0131\u015flar <strong>%0,2 azald\u0131<\/strong><\/li>\n\n\n\n<li>\u0130kinci el sat\u0131\u015flar <strong>%2,9 artt\u0131<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Bu durum \u00f6zellikle ikinci el konut piyasas\u0131nda k\u0131sa vadede talebin daha g\u00fc\u00e7l\u00fc oldu\u011funu ortaya koyuyor.<\/p>\n\n\n\n<p><strong>YABANCILARA KONUT SATI\u015eINDA GER\u0130LEME<\/strong><\/p>\n\n\n\n<p>Yabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131nda ise d\u00fc\u015f\u00fc\u015f e\u011filimi devam etti.<\/p>\n\n\n\n<p>\u015eubat ay\u0131nda yabanc\u0131lara <strong>1.506 konut sat\u0131ld\u0131<\/strong>. Bu rakam ge\u00e7en y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re <strong>%2,9 d\u00fc\u015f\u00fc\u015f<\/strong> anlam\u0131na geliyor.<\/p>\n\n\n\n<p>Toplam konut sat\u0131\u015flar\u0131 i\u00e7inde yabanc\u0131lara yap\u0131lan sat\u0131\u015flar\u0131n pay\u0131 <strong>%1,2<\/strong> olarak ger\u00e7ekle\u015fti.<\/p>\n\n\n\n<p>Y\u0131l\u0131n ilk iki ay\u0131nda yabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131 <strong>2 bin 812<\/strong> adet oldu. Bu d\u00f6nemdeki d\u00fc\u015f\u00fc\u015f oran\u0131 <strong>%12,1<\/strong> olarak hesapland\u0131.<\/p>\n\n\n\n<p>\u015eubat ay\u0131nda yabanc\u0131lara en fazla konut sat\u0131\u015f\u0131 yap\u0131lan \u00fclkeler ise \u015f\u00f6yle s\u0131raland\u0131:<\/p>\n\n\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li><strong>Rusya Federasyonu \u2013 191 sat\u0131\u015flar\u0131n gerilemesinde k\u00fcresel ekonomik ko\u015fullar, baz\u0131 \u00fclkelerdeki sermaye hareketleri \u00fczerindeki k\u0131s\u0131tlamalar ve T\u00fcrkiye\u2019de konut fiyatlar\u0131n\u0131n son y\u0131llarda h\u0131zl\u0131 y\u00fckselmesinin etkili oldu\u011funu belirtiyor.<\/p>\n\n\n\n<p><strong>\u0130\u015e YER\u0130 SATI\u015eLARINDA SINIRLI GER\u0130LEME<\/strong><\/p>\n\n\n\n<p>Konut piyasas\u0131na k\u0131yasla ticari gayrimenkul taraf\u0131nda ise daha zay\u0131f bir tablo ortaya \u00e7\u0131kt\u0131.<\/p>\n\n\n\n<p>T\u00fcrkiye genelinde <strong>i\u015f yeri sat\u0131\u015flar\u0131 \u015fubat ay\u0131nda y\u00fczde 1,1 azalarak 15 bin 69<\/strong> adet oldu.<\/p>\n\n\n\n<p>Bu sat\u0131\u015flar\u0131n:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>3 bin 981\u2019i ilk el<\/strong><\/li>\n\n\n\n<li><strong>11 bin 88\u2019i ikinci el<\/strong><\/li>\n<\/ul>\n\n\n\n<p>\u0130\u015f yerlerinden oldu.<\/p>\n\n\n\n<p><strong>\u0130POTEKL\u0130 \u0130\u015e YER\u0130 SATI\u015eLARINDA B\u00dcY\u00dcK ARTI\u015e<\/strong><\/p>\n\n\n\n<p>Konut piyasas\u0131nda oldu\u011fu gibi i\u015f yeri sat\u0131\u015flar\u0131nda da ipotekli sat\u0131\u015flar\u0131n dikkat \u00e7ekici bi\u00e7imde artt\u0131\u011f\u0131 g\u00f6r\u00fcl\u00fcyor.<\/p>\n\n\n\n<p>\u015eubat ay\u0131nda:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>\u0130potekli i\u015f yeri sat\u0131\u015flar\u0131 %62,8 artarak 692<\/strong> oldu.<\/li>\n<\/ul>\n\n\n\n<p>Buna toplam sat\u0131\u015flar\u0131n b\u00fcy\u00fck k\u0131sm\u0131 h\u00e2l\u00e2 kredi d\u0131\u015f\u0131 i\u015flemlerden olu\u015fuyor.<\/p>\n\n\n\n<p><strong>T\u0130CAR\u0130 GAYR\u0130MENKULDE TEMK\u0130NL\u0130 BEKLEY\u0130\u015e<\/strong><\/p>\n\n\n\n<p>Ticari gayrimenkul piyasas\u0131nda ya\u015fanan s\u0131n\u0131rl\u0131 gerileme, yat\u0131r\u0131mc\u0131lar\u0131n ekonomik belirsizlikler nedeniyle daha temkinli hareket etti\u011fini g\u00f6steriyor. \u00d6zellikle y\u00fcksek finansman maliyetleri ve ekonomik b\u00fcy\u00fcme beklentilerindeki dalgalanmalar ticari gayrimenkul yat\u0131r\u0131mlar\u0131n\u0131 do\u011frudan etkiliyor.<\/p>\n\n\n\n<p>Buna ra\u011fmen ipotekli sat\u0131\u015flar\u0131n artmas\u0131, yat\u0131r\u0131mc\u0131lar\u0131n kredi kanallar\u0131n\u0131 kullanarak f\u0131rsat kollamaya ba\u015flad\u0131\u011f\u0131n\u0131 da ortaya koyuyor.<\/p>\n\n\n\n<p><strong>KONUT P\u0130YASASINDA HAREKETLENME S\u0130NYAL\u0130<\/strong><\/p>\n\n\n\n<p>Genel tabloya bak\u0131ld\u0131\u011f\u0131nda 2026 y\u0131l\u0131n\u0131n ilk aylar\u0131nda konut piyasas\u0131nda s\u0131n\u0131rl\u0131 da olsa bir toparlanma e\u011filimi dikkat \u00e7ekiyor. \u00d6zellikle ipotekli sat\u0131\u015flar\u0131n artmas\u0131 ve toplam sat\u0131\u015flar\u0131n y\u00fckselmesi, piyasada talebin tamamen durmad\u0131\u011f\u0131n\u0131 g\u00f6steriyor.<\/p>\n\n\n\n<p>Ancak yabanc\u0131lara sat\u0131\u015flar\u0131n d\u00fc\u015fmesi ve i\u015f yeri sat\u0131\u015flar\u0131ndaki zay\u0131f g\u00f6r\u00fcn\u00fcm, gayrimenkul sekt\u00f6r\u00fcnde dengeli fakat temkinli bir d\u00f6nemin ya\u015fand\u0131\u011f\u0131n\u0131 ortaya koyuyor.<\/p>\n\n\n\n<p>\u00d6n\u00fcm\u00fczdeki aylarda konut kredisi faizlerinin seyri, enflasyon beklentileri ve gelir art\u0131\u015f\u0131 gibi fakt\u00f6rler hem konut hem de ticari gayrimenkul piyasas\u0131n\u0131n y\u00f6n\u00fcn\u00fc belirleyecek en \u00f6nemli unsurlar olarak \u00f6ne \u00e7\u0131k\u0131yor.<\/p>\n\n\n\n<p>\u0130n\u015faat sekt\u00f6r\u00fcndeki \u00fcretim art\u0131\u015f\u0131yla birlikte talep taraf\u0131nda kal\u0131c\u0131 bir g\u00fc\u00e7lenme sa\u011flanabilirse, 2026 y\u0131l\u0131 gayrimenkul piyasas\u0131 a\u00e7\u0131s\u0131ndan daha canl\u0131 bir y\u0131l
