Y\u0131l genelinde konut sat\u0131\u015flar\u0131 bir \u00f6nceki y\u0131la g\u00f6re y\u00fczde <strong>14,3<\/strong> artarak <strong>1 milyon 688 bin 910<\/strong> adede ula\u015ft\u0131. \u0130lk bak\u0131\u015fta bu art\u0131\u015f, konut piyasas\u0131nda belirgin bir toparlanmaya i\u015faret ediyor gibi g\u00f6r\u00fcnse de verilerin alt k\u0131r\u0131l\u0131mlar\u0131 incelendi\u011finde bu hareketlili\u011fin daha \u00e7ok <strong>zorunlu talep<\/strong>, <strong>enflasyondan ka\u00e7\u0131\u015f refleksi<\/strong> ve <strong>kredi ko\u015fullar\u0131ndaki g\u00f6rece gev\u015feme beklentisi<\/strong> ile \u015fekillendi\u011fi anla\u015f\u0131l\u0131yor.<\/p>\n\n\n\n<p><strong>B\u00fcy\u00fck\u015fehirler A\u011f\u0131rl\u0131\u011f\u0131n\u0131 Koruyor<\/strong><\/p>\n\n\n\n<p>2025 y\u0131l\u0131nda da konut sat\u0131\u015flar\u0131n\u0131n a\u011f\u0131rl\u0131\u011f\u0131 b\u00fcy\u00fck\u015fehirlerde yo\u011funla\u015ft\u0131. \u0130stanbul <strong>280 bin 262<\/strong> sat\u0131\u015fla ilk s\u0131rada yer al\u0131rken, Ankara (<strong>152 bin 534<\/strong>) ve \u0130zmir (<strong>96 bin 998<\/strong>) onu izledi. Bu tablo, T\u00fcrkiye\u2019de konut talebinin h\u00e2l\u00e2 ekonomik faaliyetlerin, istihdam\u0131n ve n\u00fcfus hareketlerinin yo\u011fun oldu\u011fu merkezlerde topland\u0131\u011f\u0131n\u0131 g\u00f6steriyor. Buna kar\u015f\u0131l\u0131k Ardahan, Bayburt ve Hakk\u00e2ri gibi illerde sat\u0131\u015f say\u0131lar\u0131n\u0131n binli seviyelerde kalmas\u0131, b\u00f6lgesel gelir farklar\u0131n\u0131n ve g\u00f6\u00e7 dinamiklerinin konut piyasas\u0131na do\u011frudan yans\u0131d\u0131\u011f\u0131n\u0131 ortaya koyuyor.<\/p>\n\n\n\n<p><strong>Aral\u0131k Ay\u0131 Sat\u0131\u015flar\u0131: Y\u0131l Sonu H\u0131zlanmas\u0131<\/strong><\/p>\n\n\n\n<p>Aral\u0131k 2025\u2019te <strong>254 bin 777<\/strong> konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015fti. Bu rakam, ge\u00e7en y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde <strong>19,8<\/strong>\u2019lik g\u00fc\u00e7l\u00fc bir art\u0131\u015fa i\u015faret ediyor. Aral\u0131k ay\u0131ndaki bu s\u0131\u00e7rama, y\u0131l sonuna yakla\u015f\u0131rken al\u0131c\u0131lar\u0131n \u201cdaha fazla gecikmeden al\u0131m yapma\u201d e\u011filimini g\u00fc\u00e7lendirdi\u011fini g\u00f6steriyor. \u00d6zellikle fiyatlar\u0131n ve maliyetlerin \u00f6n\u00fcm\u00fczdeki d\u00f6nemde daha da artaca\u011f\u0131 beklentisi, bekleyen talebin \u00f6ne \u00e7ekilmesine neden olmu\u015f g\u00f6r\u00fcn\u00fcyor.<\/p>\n\n\n\n<p><strong>\u0130potekli Sat\u0131\u015flarda Dikkat \u00c7ekici Art\u0131\u015f<\/strong><\/p>\n\n\n\n<p>2025 verilerinin en \u00e7arp\u0131c\u0131 unsurlar\u0131ndan biri, ipotekli konut sat\u0131\u015flar\u0131ndaki g\u00fc\u00e7l\u00fc y\u00fckseli\u015f oldu. Y\u0131l genelinde ipotekli sat\u0131\u015flar y\u00fczde <strong>49,3<\/strong> artarak <strong>236 bin 668<\/strong> adede ula\u015ft\u0131. Aral\u0131k ay\u0131nda ise ipotekli sat\u0131\u015flar <strong>29 bin 149<\/strong> olarak ger\u00e7ekle\u015fti. Buna ra\u011fmen, ipotekli sat\u0131\u015flar\u0131n toplam sat\u0131\u015flar i\u00e7indeki pay\u0131 y\u0131l genelinde yaln\u0131zca <strong>%14<\/strong> seviyesinde kald\u0131.<\/p>\n\n\n\n<p>Bu durum, kredi kullan\u0131m\u0131nda art\u0131\u015f oldu\u011funu ancak h\u00e2l\u00e2 konut al\u0131mlar\u0131n\u0131n b\u00fcy\u00fck \u00f6l\u00e7\u00fcde <strong>nakit, senet veya alternatif finansman y\u00f6ntemleriyle<\/strong> ger\u00e7ekle\u015fti\u011fini g\u00f6steriyor. Y\u00fcksek faiz oranlar\u0131n\u0131n al\u0131c\u0131y\u0131 s\u0131n\u0131rlamaya devam etti\u011fi, krediye eri\u015fimin ise daha \u00e7ok belirli gelir gruplar\u0131yla s\u0131n\u0131rl\u0131 kald\u0131\u011f\u0131 anla\u015f\u0131l\u0131yor.<\/p>\n\n\n\n<p><strong>\u0130lk El \u2013 \u0130kinci El Ayr\u0131m\u0131: \u0130kinci El A\u011f\u0131rl\u0131\u011f\u0131 S\u00fcr\u00fcyor<\/strong><\/p>\n\n\n\n<p>2025 y\u0131l\u0131nda <strong>540 bin 786<\/strong> adet ilk el konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015firken, <strong>1 milyon 148 bin 124<\/strong> adet konut ikinci el olarak el de\u011fi\u015ftirdi. \u0130lk el sat\u0131\u015flar y\u0131ll\u0131k bazda y\u00fczde <strong>11,6<\/strong> artarken, ikinci el sat\u0131\u015flardaki art\u0131\u015f y\u00fczde <strong>15,6<\/strong> ile daha y\u00fcksek ger\u00e7ekle\u015fti.<\/p>\n\n\n\n<p>Bu tablo, yeni konut \u00fcretiminin talebi kar\u015f\u0131lamakta zorland\u0131\u011f\u0131n\u0131 ve mevcut konut stokunun piyasadaki ana hareket alan\u0131n\u0131 olu\u015fturdu\u011funu g\u00f6steriyor. Artan in\u015faat maliyetleri, arsa fiyatlar\u0131 ve finansman sorunlar\u0131, yeni konut arz\u0131n\u0131 s\u0131n\u0131rlarken; hane halklar\u0131 daha ula\u015f\u0131labilir olan ikinci el konutlara y\u00f6neliyor.<\/p>\n\n\n\n<p><strong>\u0130lk El Sat\u0131\u015flar\u0131n Pay\u0131ndaki Gerileme<\/strong><\/p>\n\n\n\n<p>Aral\u0131k ay\u0131nda ilk el konut sat\u0131\u015flar\u0131n\u0131n toplam sat\u0131\u015flar i\u00e7indeki pay\u0131 <strong>%38<\/strong> olurken, y\u0131l genelinde bu oran <strong>%32<\/strong>\u2019de kald\u0131. Toplam sat\u0131\u015flar i\u00e7indeki pay\u0131n yaln\u0131zca <strong>%1,3<\/strong> olmas\u0131, yabanc\u0131 talebin art\u0131k piyasay\u0131 s\u00fcr\u00fckleyici bir unsur olmaktan \u00e7\u0131kt\u0131\u011f\u0131n\u0131 net bi\u00e7imde g\u00f6steriyor.<\/p>\n\n\n\n<p>\u0130stanbul, Antalya ve Mersin yabanc\u0131lara sat\u0131\u015fta yine ilk s\u0131ralarda yer alsa da gerek vatanda\u015fl\u0131k d\u00fczenlemeleri gerekse k\u00fcresel ekonomik belirsizlikler yabanc\u0131 talebin s\u0131n\u0131rl\u0131 kalmas\u0131na neden oluyor. \u00d6zellikle Rusya, \u0130ran ve Ukrayna vatanda\u015flar\u0131n\u0131n talebi \u00f6ne \u00e7\u0131ksa da bu talep ge\u00e7mi\u015f y\u0131llarla k\u0131yasland\u0131\u011f\u0131nda daha temkinli bir g\u00f6r\u00fcn\u00fcm sergiliyor.<\/p>\n\n\n\n<p><strong>Konut Sat\u0131\u015flar\u0131ndaki Art\u0131\u015f Ne Anlama Geliyor?<\/strong><\/p>\n\n\n\n<p>2025\u2019te konut sat\u0131\u015flar\u0131n\u0131n artmas\u0131, tek ba\u015f\u0131na sa\u011fl\u0131kl\u0131 bir konut piyasas\u0131na i\u015faret etmiyor. Aksine bu art\u0131\u015f\u0131n \u00f6nemli bir b\u00f6l\u00fcm\u00fc, <strong>y\u00fcksek enflasyon ortam\u0131nda tasarruflar\u0131n korunma \u00e7abas\u0131<\/strong>, <strong>kiralardaki h\u0131zl\u0131 y\u00fckseli\u015f<\/strong> ve <strong>ileride daha pahal\u0131 olacak endi\u015fesiyle yap\u0131lan al\u0131mlar<\/strong> sonucu ortaya \u00e7\u0131k\u0131yor.<\/p>\n\n\n\n<p>Konut, giderek daha fazla bar\u0131nma ihtiyac\u0131ndan ziyade <strong>bir de\u011fer saklama arac\u0131<\/strong> olarak g\u00f6r\u00fcl\u00fcyor. Bu durum, \u00f6zellikle dar ve orta gelirli hane halklar\u0131 i\u00e7in konuta eri\u015fimi zorla\u015ft\u0131r\u0131rken, sosyal ve mek\u00e2nsal e\u015fitsizlikleri derinle\u015ftiriyor.<\/p>\n\n\n\n<p><strong>Genel De\u011ferlendirme<\/strong><\/p>\n\n\n\n<p>2025 konut sat\u0131\u015f verileri, nicel olarak g\u00fc\u00e7l\u00fc ama nitel olarak sorunlu bir tabloya i\u015faret ediyor. Sat\u0131\u015flar art\u0131yor, ancak bu art\u0131\u015f <strong>eri\u015filebilirlik<\/strong>, <strong>s\u00fcrd\u00fcr\u00fclebilirlik<\/strong> ve <strong>sosyal denge<\/strong> a\u00e7\u0131s\u0131ndan olumlu sinyaller vermiyor.
